What effect has the stamp duty extension and vaccine rollout had on the property market? Well at Pygott & Crone we’ve seen a progressive increase in activity and strong transactions through the first quarter of 2021, which has highlighted the fact that demand is outstripping supply across Lincolnshire and the East Midlands.

Staff in our High Street branches have reported many sales where they have had multiple offers on a single property which then went to “best and final offers”. With our effective marketing and high standards of service, this has resulted in excellent sale prices being achieved for our vendors. We have sold in excess of 200 properties sold STC in March which is pleasing; our staff have performed well for our clients, and demonstrated that the new systems and procedures that have been put in place since mid-2020 are effective. A year has now passed since the original lockdown and we’ve remained open and available as much as possible throughout this time, always working to the latest government guidelines.

It seems likely that the motivation for moving home has increased with the continuing good news of the vaccine rollout and the effects it has had on the Covid statistics we are all so familiar with. The government’s roadmap out of lockdown is understandably cautious but at least it has given people more clarity, and therefore confidence. As for the effect on the market when the stamp duty threshold reverts to its pre-Covid level, we won’t be dusting off our crystal ball just yet.

More properties needed to satisfy demand

As ever, we need more properties to go on the market to help meet this demand. Whilst we are seeing an increase in motivated sellers coming to the market, many of these properties are selling to our registered qualified buyers, before the properties are even marketed online. We’re seeing other properties sell on the first day of marketing.
