Several major lenders, including NatWest, Barclays, Santander and Halifax, made selected rate cuts in June 2026. As of early July 2026, the most competitive fixed rates for buyers with larger deposits (around 40%+) were in the region of 4.1–4.3%. Rates below 4% were generally only available on tracker or variable products rather than fixed deals. Anyone comparing rates should check current figures rather than relying on older reporting, as mortgage pricing changes regularly.
Around 1.8 million UK homeowners are due to remortgage in 2026, according to UK Finance figures, contributing to increased competition among lenders for both new purchases and remortgages.
What this means practically
Comparing multiple properties before making an offer is more straightforward when supply is higher.
Listings that have already been reduced may indicate a seller’s price expectations have adjusted, though this varies from property to property.
