The government Help to Buy scheme offers eligible people the chance to purchase a home through one of three methods. For first time buyers there is the Help to Buy ISA, where you save for a deposit for your first home and the government will add 25% on top of your savings – up to a maximum of £3,000 extra. The provider of the ISA will also pay interest on your savings, tax fee – this can be as much as 2.5% but you should shop around for the current best deals. For full details click here.
The Help to Buy Equity Loan enables you to buy a new home with just a 5% deposit. The government lends you up to 20% of your deposit on a new build home, thus you will buy a home with 5% of your savings, 20% from the loan, with a 75% mortgage. The Help to Buy Shared Ownership scheme is for people who cannot afford to purchase 100% of a property. Instead they buy between 25% and 75% of a leasehold property, and pay rent on the remainder to a housing association.
