  • Cottage Farm Re-Development
    The property comprises of a modern 3-bedroom “Foster Style” house occupying the Land Registry title site LL392669 which measures 0.44ha (1.10 acres) or thereabouts and the agents are of opinion that the site could be better utilised with a redevelopment scheme.
  • Planning & Planning Policy
    The village of Oasby is classified as a small village and new infill development should be supported within the footprint of the village (SKDC’s Policy SP2). The agents also believe the site should be considered as infill as there is already existing housing on three sides of the site (policy SP3).Cottage Farm is located within the conservation area and is opposite three listed buildings (the Public House, Oasby Manor and Holly Cottage) all three of these were built around the 1700’s.The house is of modern construction and the agents are of the opinion the existing house detracts from the quality of the conservation area and neither is it in keeping with the street scene nor setting of listed buildings and there would be merit in sympathetically redeveloping the site with more appropriate stone properties of a suitable character and size. The site is bounded by a small stream but it is not within the flood risk area. Informal pre-application consultation was sought from the council by Mike Sibthorpe Planning in May 2020 the conclusion of which was;“If the principle of residential development was to be acceptable the planning officer’s preference would be to see with existing dwelling replaced with individual, well designed dwellings of traditional appearance set with spacious plots fronting the main road. The existing stone wall and hedge around the frontage should be retained on future schemes. The scheme would need to demonstrate the heritage assets and settings are enhanced and that no significant harm would arise. Any identified harm would need to be outweighed by public benefits of the eventual proposals. Please note that no comments were received form the heritage officer.”
  • Subject to Planning
    The vendors are looking for an experienced development partner who will obtain a bespoke planning permission for their own scheme on the site and will agree to a subject to planning contract for the sale of the property.
