Landlord's Guide

As a landlord you should be looking for an experienced letting agent who is ARLA accredited, this will ensure that your property is being looked after by a Licensed member who has to follow rules of conduct and submit accounts annually to ensure clients’ money is handled correctly.

Obtaining a rental valuation

Pygott and Crone are ideally placed to provide you with a rental valuation, our experienced team have excellent knowledge of the local market. Our aim is to achieve the highest possible rental return for you, combined with good tenants.

Obtaining a rental valuation


When valuing your property our experts will take into account the appropriate rent to achieve, the type of tenant the property will attract, the condition of the property along with its proximity to local amenities. Our teams have experience in letting all types of property throughout Lincolnshire. Pygott and Crone are members of ARLA and therefore can offer landlords and tenants security.

Deciding on the level of service you require

Most of our clients let their property for an initial 6 month period under a fully managed agreement, this in our opinion works best. The 6 month agreement gives you as the landlord a good level of flexibility, it also appears to be the preferred method for tenants. Having the property independently managed by an ARLA qualified agent gives the tenant more confidence especially relating to any maintenance that may need addressing.

We do offer a let only service if you are more experienced and feel that you wish to deal with the ongoing management yourself.

Market your property

Pygott and Crone will commence the marketing of your property immediately once your instructions are confirmed, we will prepare your property details and the Energy Performance Certificate. The property is matched to potential tenants, emailed out to our registered data base, uploaded to the main property portals and our own website as well as being advertised in the local property papers, this will ensure maximum exposure for your property. In addition we will organise a certified gas safety certificate, electrical certificate, legionella’s report and any other regulatory requirements you require.

Viewings

If you are letting your property for the first time presentation is very important, the property should be decorated to appeal to all tenants and therefore we recommend neutral colours, the property should be in good order throughout and any maintenance issues taken care of. If you are relenting the property the same applies again.

Viewings

Gardens should be well maintained, it is often an advantage if they are easy for a tenant to maintain during a tenancy period. We will accompany all viewings unless you wish to carry them out yourself, it is often advantageous for us to meet the potential tenant at the property and discuss and promote the property.

Agreeing the let of your property

As soon as an offer is received we will contact you to discuss the details and any specific requirements of the prospective tenant, once you are happy to proceed we will begin obtaining all the relevant information and carry out the required checks.

References and credit checks

Our lettings team will apply for the relevant references for the proposed tenant along with a credit check. It is important that we protect our landlord’s interest and ensure the tenant as the ability to afford the rental payments as well as maintain the property to the required standards. In the event that a guarantor is required then we will organise the relevant documentation. Pygott and Crone will keep all parties advised through the process.

The inventory

Before the tenant moves into the property it is vital that a comprehensive photographic inventory is produced, the photographs and detailed report will provide a condition report at the time the tenant moves in which will be used on periodic inspections and once the tenancy ends. This is probably the most important document to protect the Landlord and Tenant and will minimise the risk of any dispute at the end of the tenancy.

The deposit

Once the deposit has been paid in full the tenant has secured the property, the deposit is registered with the tenant deposit protection scheme, it became law in 2007 that all deposits are held in such a scheme and protected. The scheme ensures that if there is a dispute between the landlord and tenant at the end of the tenancy then it will be resolved by the resolution service.

Moving in

Once all parties are happy and the tenancy agreements have been signed we will organise to move your tenant into the property, whilst meeting them at the property we will again run through the inventory and advise the tenant of how the ongoing process works with us as the managing agent.

Periodic inspections

Pygott and Crone’s management team will organise to visit the property on agreed dates to check the property against the inventory, these visit are designed to ensure the property is being maintained to the required standard and kept in good order. Our landlords and tenants will be advised of any findings requiring further action.

Pygott and Crone’s maintenance team will ensure that approved contractors carry out any works required at the property if required, we have an excellent online reporting platform as well as readily available staff to deal with emergencies.
