Arrange an RICS survey

When buying a home you should seriously consider arranging a home buyers survey of the property to ensure that you are buying with greater knowledge and confidence. At Pygott & Crone we employ several RICS registered surveyors, regulated and trained to the highest possible standards. We carry out home buyers surveys on properties throughout Lincolnshire, in particular Lincoln, Sleaford, Grimsby, Grantham, Boston and Spalding.

Your home is probably the most expensive purchase you will ever make so choosing to have a home buyers survey done is a wise decision. Our surveyors have lived in Lincolnshire for many years and have a wide knowledge of all property related matters; furthermore our survey and valuation departments are accredited to ISO9001, a comprehensive quality assurance system to ensure high standards are maintained. You should use an independent surveyor rather than using your mortgage provider’s surveyor to ensure that you are independently advised of any defects that could affect your mortgage application. An independent surveyor acts solely for you and has no conflict of interest, they provide you with a comprehensive report detailing any defects or areas of concern.

Which type of survey to choose

There are three levels of RICS home surveys that we offer which are the RICS Condition Report, the RICS HomeBuyer Report, and the RICS Building Survey. As experienced surveyors in Lincolnshire we can help you choose which survey to go for, depending upon the type of property that you are purchasing. All RICS home surveys feature a straightforward traffic light indication system to help you understand the report.

The RICS Condition Report is suitable for newer, straightforward and conventional properties as it merely highlights major issues.

The RICS HomeBuyer report, a popular choice, is recommended for homes that are older and possibly in need of some attention, whilst being of a fairly standard construction. Commissioning a HomeBuyer report will enable you to make a more enlightened decision on whether to continue with the purchase, inform you of repairs that ought to be carried out, and give you further advice on how to proceed.

The RICS Building Survey is suitable for large or old properties, and those requiring major renovations. This is a fully comprehensive report of the condition of the property with detailed advice on defects, potential repairs and options for maintenance.
