Finally we have a new government
Finally, we have a new Conservative government with a Liberal Democrat slant which we hope will be positive for the economy moving forward and, in particular, the property market.
Lincolnshire is still experiencing good levels of enquiries with deals so far in 2010 being much improved from the 2009 activity. We have let nearly all the remaining space in Network 46 and are now looking to market the site on the basis of a new 1,000,000 sq ft development and have serious interest in the site at the present time for two good large manufacturing enquiries. Office take up in Lincoln is also still reasonably good with Kingsley Office Park being 80% let with rents still holding up at 12.50 to 13.00 pound per sq ft in some developments. Rent free incentives have come back into play with three 3 months' rent free being quite common on deals at the present time.
Residential land deals are also far more buoyant than they have been for over 2 years. Banks have started to lend again on residential development which is also a good sign of growth. Pygott & Crone have been involved in various land sales in recent weeks being a first for a long time, due to the lack of bank lending and slow demand on the housing market. The retail market is still experiencing good activity and very few shops are vacant in heart of the centre, retail lettings being reasonably good within the last quarter with 5 shops being let.
We still have good demand for freehold industrial land although there are still a shortage of sites in Lincolnshire as a whole. Design and build requirements are increasing due to the lack of available good stock.
Lettings in all the main towns including Lincoln, Gainsborough, Grimsby and Scunthorpe remain reasonably buoyant and therefore we do envisage the future looks far more promising over the 12 months ahead depending on Government policy being favourable to the property market.
