Also, if you have a property to sell you should obtain an accurate valuation to establish how much equity will be available towards your next purchase. The higher level of deposit you have available towards buying will help your mortgage options.

One final thing to remember; finding the perfect home with everything you wish for is very difficult, so keep an open mind and decide which requirements are essential and then try and have a flexible approach.

It is very easy to start looking for a property. The following are some of the initial steps to help you find your new home.

Pygott & Crone offer various levels of service from email property alerts as soon as a suitable property comes to the market to a personal negotiator searching and advising you through the whole process.

When viewing a property allow yourself plenty of time. This will probably be the most expensive purchase you will make. When you get there:

Try to imagine living there and how suitable it would be for you.

Try to take someone who might notice things you don’t.

Don’t be rushed; have a good look round.

Give careful consideration to any alterations you may wish to make.

Pygott & Crone produce a Property Information Questionnaire with all their sellers to provide a prospective buyer with relevant information and a transparent view.

Although we have a very flexible approach to arranging viewings, it is always best to provide the seller with plenty of notice. Also agent’ diaries are often booked well in advance especially at weekends, so planning your appointment with the agent is recommended.

Congratulations! You have found a property you want to buy. The next stage is to discuss an offer with the Estate Agent, who will liaise with the owner of the property. Once an agreement has been reached on price, the agent will check your ability to buy the property.

Finalising your mortgage application

You will now need to finalise your mortgage arrangements for the property. Again, if you have used Pygott & Crone’s in-house Financial Advisors this will be fairly straightforward, however it is sensible to double check the market and ensure the initial lender chosen is still giving you the best option available in the market place.

Once your offer has been accepted it is vital that you arrange a survey to be carried out on the property you are purchasing. There are various types of survey:

The first and most common is arranged by your lender once you submit your full mortgage application. This is more of a confirmation on value to ensure the property is worth what you are paying, but will include some recommendation if they feel further reports are required.

A Homebuyers report is probably a wise choice if the property is older and you want to check the condition of the property. This is a more detailed visual report.

On an older property it may be wise to instruct a building survey or a structural survey. This will check the building for faults both minor and major. It does not provide a valuation, however your lender will have already instructed this if you are obtaining a mortgage.

Again, Pygott & Crone’s survey division can provide advice on the above.

Finalising your mortgage and insurance requirements

You will receive your mortgage offer with the final details of your loan, which should be checked by you and your solicitor. At this time it is wise to consider any insurance products that you need. For example you will need buildings and contents insurance for your new home.

Once you have your home covered what about you, think about what would happen if you became unemployed or ill, or even if something more serious happened.

There are several insurance products available that would safeguard your repayments and dependents.

Life Assurance provides a lump sum to your next of kin should you die or become terminally ill.

Critical Illness provides funds if you become critically ill.

Income protection this can provide regular monthly income if you can’t work due to an accident or critical illness

Mortgage payment protection this can cover your mortgage payments for a period of time if you become unemployed or can’t work because of illness or an accident.

Pygott and Crone’s financial team can advise on any of these insurances.

Exchange of contracts

At this point there are only a few things left to do.

Once you and your solicitor are happy to proceed then it’s time to sign the contract, once the seller has signed too the solicitors will swap or exchange them

The deposit your solicitor is holding will be transferred to the sellers solicitor and a moving date will be agreed with all parties. This is called the completion date and once all funds are transferred to the seller the keys to your new home will become available.

Re direct any mail to your new address.

Book your removal company.
